Soho Factory at 25 Mińska Street is an unusual estate located on the site of the former Pocisk factory in Kamionek. In 2008, the first revitalization of the old buildings was carried out there, from which the Feniks, Wars and Rebel One buildings were created. The developer’s idea was to create a small district that would be dedicated to broadly understood artistic activity, following the example of New York’s Soho. Currently, in addition to residential buildings, Soho Factory also houses restaurants, clubs, the Neon Museum and halls where various types of fairs are held. An avant-garde space for culture and business has been created here.

Within Soho and in the immediate vicinity there are theaters and studio cinemas, art galleries and museums. Life is buzzing around art studios, small private craft workshops, bars, intimate restaurants and local shops.

Currently, a new developer, Yareal Polska, is planning to build a residential and commercial investment with a total area of ​​70,000 sq m at ul. Mińska 25. square meters. There are plans to renovate three historic buildings. The investor’s assumption is to build new blocks that will fit in with the post-industrial character of the area. The implementation of the investment is expected to take about six years.

SOHO by Yareal is a unique location in Praga. Open-minded people who value independence and those looking for a balance between creativity and relaxation will find their place here. SOHO by Yareal will also be a great place for parents and their children, as modern play areas and green spaces are provided.

A square with a series of service buildings in the middle is to be built inside the estate. The housing development will be built along Mińska and Żupnicza Streets, surrounding the central square. The factory area will not be fenced. Only the yards of residential buildings are to be semi-private. Traffic for cars will be limited. Access to all new buildings is to be from Żupnicza and Mińska Streets.

Description of the SOHO 18 investment:

The investor SOHO by Yareal has started the first stage of a unique mixed-use investment with a residential function, with the commissioning date planned for Q3 2021. The general contractor of the investment is Unibep S.A. The SOHO 18 building, designed by the renowned Hermanowicz Rewski Architekci studio, was integrated into the existing surroundings of residential buildings and historic, post-industrial buildings making up the SOHO by Yareal complex. Ultimately, the investor will create a multi-functional complex of various buildings that will fulfill residential functions and will provide the opportunity to spend time in an attractive, large-city environment.

The SOHO 18 building was designed in the shape of the letter C. There will be 131 apartments, mostly two and three-room apartments, as well as studios and large, over 100-meter-long four-room premises. Each apartment will be distinguished by the optimal use of space, high comfort and good sunlight. Most of the apartments will be exposed to the sunny south and west. The height of the rooms will depend on the floor – from 260 to 280 cm high. All premises will have balconies, loggias or terraces. Most of the apartments located on the first floor, from the courtyard side, will have access to private gardens. On the ground floor of the building there will be areas for services. A two-story lobby with a reception desk will lead to the premises, in which the effective, irregular geometry of the room will be used. The balconies and terraces will descend in a cascade towards the green linear park, which will include, among others, recreational areas, as well as space for sports and games for children. The modernist architecture of the building will refer to the details of the loft atmosphere of SOHO, mainly thanks to industrial materials such as raw concrete, corten and steel.

The project also includes a two-level car park. The greenery around the investment will constitute an integral element of SOHO 18. The entire space in the project has been divided into four zones, in which the chosen color scheme will dominate.

The building, like the entire complex, will be certified in the BREEAM system, confirming compliance with the highest quality standards, including the use of pro-ecological solutions. Each of the owners of apartments in SOHO 18 will also receive a starter package of advanced smart home solutions, i.e. wireless remote apartment management systems from FIBARO.

Residents of SOHO 18 will have the opportunity to:
